The emergency system shall be evaluated and brought up to current code requirements at every renovation project.
Existing non-functioning UPS units (including battery cabinets) shall be removed. Refer to Volume 3, Chapter 9.2.3, Emergency Systems, for additional information.
Generator installation: Sizing of new emergency generators shall include all existing and future auxiliary loads.
Generator location: The first option is to locate the generator indoors, however if no space is available or the cost of installing the generator indoors is more than locating the generator outdoors, an outdoor generator shall be provided. Interior generator location shall be coordinated with the Building Engineer. Coordinate location of exterior generator with site plan and architectural components. Generator shall be located within 100 feet (wire length) of the generator distribution panel or ATS. Diesel generators shall be a minimum of 10 feet away from building, natural gas generators shall be minimum 3 feet away from building, 4 feet recommended.
Existing emergency generators and respective distribution equipment (transfer switches, etc.) shall be assessed. If generator and distribution equipment are not functioning properly or are out of service, identify the required corrective actions in order to bring them to full operation.
Existing generators that operate properly shall not be replaced with a larger unit in order to serve any additional CPS auxiliary loads (fire pump, sump pump, MDF room, elevator, etc.). Existing generators shall serve, at a minimum, all code required loads (life safety, etc.).
At schools where a new generator is provided and emergency lighting provisions are made through existing light fixtures, existing EBU devices shall be removed. Existing battery exit signs shall be evaluated to be removed. If those exit signs were installed recently (less than 6 years old), consideration shall be given for those to remain.
If medium gas pressure (1/2 psig or more) is available (at the school or adjacent to the property line) then a natural gas fired emergency generator shall be provided. If medium gas pressure is not available a diesel generator shall be provided. Gas piping and associated valving and pressure reducing valves for other equipment to be designed and coordinated with Mechanical.
If there is an existing fire pump and a new emergency generator is provided, the fire pump shall be backed-up by the generator. The fire pump controller shall be replaced with a soft start type. Verify that the Fire Pump room has adequate space for new ATS/controller assembly.
When an emergency generator is provided, all life safety and optional loads shall be connected per CPS Design Guidelines.
ATS switches and generator distribution equipment shall be located in a dedicated 2-hr rated room.
