4.7 Hydronic Heating Elements

For all hydronic heating (Finned tube, Convectors, Unit Heaters, etc.):

  • Refurbish if in poor condition.
  • Remove covers, sandblast, repaint (electrostatically) and reinstall.
  • Replace covers that are in poor condition
  • Replace damaged / broken supports.
  • Provide electric heaters in toilet rooms located along exterior walls or with roofs directly above on renovation projects. Heaters shall be located 7’ or more above finished floor to minimize vandalism. Provide a remote 7-day programmable wall thermostat with vandal proof lockable cover. Review with CPS when to apply. This mainly occurs on toilet room renovation projects where the building / heating system is not controlled by a BAS / BAS is not functioning / building engineer shuts down the boilers at night and is outside the project scope to add or repair the BAS.
