Toilet Rooms
Renovated Toilet Rooms shall be designed in compliance with the accessibility standards and all applicable Codes. For all new and renovated Toilet Rooms, follow the New Construction Guidelines: Volume 3, Chapter 2.5 Toilet Rooms and ADA Detail Standard Sheets.
It should be noted that alterations that include finishes only, or concealed plumbing work do not typically require compliance with accessibility requirements. The AOR/EOR is responsible for researching and confirming all accessibility and Code requirements and exemptions.
All Gender Toilet Rooms are the preferred locations for Personal Care areas and shall be investigated as the first option. If an All Gender Toilet Room cannot accommodate the space needed for the changing table infrastructure, it shall be located in the accessible stall of the Multi-Stall Toilet Rooms. (One each boy/girl.)
Additional considerations for existing Toilet Room renovation shall include but are not be limited to:
- Where there is limited repair scope to existing wall finishes consisting of structural glazed tile, glazed brick, glazed block, or ceramic tile, every effort shall be made to maintain the original construction and finishes. When matching materials and/or colors is not possible, material and/or color selection shall be done with complementary materials and/or colors sympathetic to existing condition or be completely replaced.
- Partial finishes replacement shall extend the area of replacement beyond the “patched” area to provide a finished and cohesive appearance.
- Remove existing anchors, patch any surface damages up to 1” in diameter. Larger areas of damage shall be replaced with new materials.
- Existing floor slope may require floor leveling and may require localized modification to provide positive drainage to floor drains.
- One (1) All Gender Toilet Room at a minimum shall be provided when a set of Multi-Stall Toilet Rooms are renovated.
- Code requirements for plumbing fixture counts shall be calculated and confirmed with any fixture alteration or removal. Under no circumstances shall the fixture counts be reduced to an amount that is less than what required by Code.
